What amenities come included with my lease?
-Our student centered community offers area unique amenities. Included is access to the clubhouse
and lounge which includes billiards, ping pong,
foosball, leather couches, bar stools, flat panel TVs,
unlimited tanning, a computer lab, wi-fi, and an HD
movie theater for television, DVD viewing, and gaming! A
fitness center, outdoor basketball and sand volleyball
courts and a swimming pool with plenty of chaise lounge
chairs for relaxing are also included! Every unit comes with
a
refrigerator, range, microwave, dishwasher, and
disposal. Washer and Dryer also included while supplies last!

How can I reserve a townhouse or suite?
-Download and fill out the
application,
member profile sheet,
and lease agreement documents off of our website found under “leasing forms”.
Contact us for an appointment
or stop in and bring your 3 documents along with your
total down monies of $325, which consists of application fee ($25),
security deposit ($150), and restoration fee ($150) to reserve your new
townhouse/suite. Early reservation is highly
recommended, especially for those coming with
pre-determined roommates requiring fully vacant units. |

What happens if I can’t find any roommates to fill up a
townhouse or suite?
-By filling out our
member profile
sheet, Owens Lake Commons will find potential roommates with similar interest for you. At your request, you can meet them before final move-in approval has been issued to see if you’d click! Co-ed is accepted. |

7.
If I live in a townhouse or suite that is not entirely leased up, will I be responsible for the rent of the vacant bedrooms?
-No. You will not be responsible for anyone else’s rent but yours no matter if the unit is partially or entirely leased. |

8.
What utilities do I have to pay for and how do I work out paying the utilities?
-Water is $12/mo/person and will be due at the
same time your rent is. You do not have to worry about
putting the water utilities into your name. Electric is
the only utility that you’ll have to put in someone’s
name. Toledo Edison will only allow one person to have
electric in their name per unit. Your utility bill will
be split between roommates (2, 3, 4 or 5 ways) when the
bill comes in. |

Can I sublease my bedroom?
-Subleasing may be granted with prior approval from Owens Lake Commons. There is a $75.00 sublease fee and the new
member’s application must be approved by
management. Also, Owens Lake Commons does not do any advertising for units available for sublease. |

12.
What if I get locked out of my townhouse or suite?
-If your lock out occurs during office hours
there is no charge. If your lock out occurs outside of
office hours, there will be a $50 charge for the on-call
maintenance worker to let you into your unit. There will
be a $100 charge for lock outs that occur on holidays. |

13.
What if I have a maintenance emergency after hours?
-Owens Lake Commons has a 24 hour on-call maintenance person in case of emergencies. Examples of an emergency maintenance problem include, no heat, lock out, flood, fire, etc. A maintenance request that is not considered
an emergency will be handled during normal business hours. |
